Welcome to BlueHous. These Terms & Conditions ("Terms") govern your access to and use of the BlueHous website and services (the "Service"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, please do not use the Service.

1. What BlueHous is

BlueHous is an online platform that presents presale and new-build real-estate opportunities in Greece and connects prospective buyers with real-estate developers and related service providers (such as law firms and other professionals). BlueHous is not a party to any transaction between you and a developer or service provider, and does not act as a real-estate broker, agent, financial advisor, or legal advisor unless explicitly stated otherwise in writing.

2. No professional advice

All content on the Service — including property listings, prices, availability, delivery dates, area information, market data, and answers from our AI assistant — is provided for general informational purposes only. It does not constitute legal, financial, tax, or investment advice. Before making any purchase decision, you should conduct your own due diligence and consult qualified professionals (lawyer, accountant, licensed agent).

3. Listings and accuracy

Property information is supplied by developers and other third parties. While we make reasonable efforts to keep information current, we do not guarantee that any listing — including prices, floor plans, specifications, availability, or completion dates — is accurate, complete, or up to date. Final terms of any purchase are set exclusively in the agreement you sign with the developer.

4. AI assistant

The Service includes an AI-powered chat assistant. Its answers are generated automatically from site content and may be incomplete or inaccurate. Answers are not binding on BlueHous, any developer, or any service provider, and do not constitute advice (see Section 2). Always verify important details independently.

5. Accounts

You may need an account for certain features. You are responsible for keeping your credentials confidential and for all activity under your account. You must provide accurate information and be at least 18 years old. We may suspend or terminate accounts that violate these Terms.

6. Acceptable use

You agree not to:

  • Use the Service for any unlawful purpose or in violation of these Terms.
  • Submit false, misleading, or fraudulent enquiries or information.
  • Scrape, harvest, or copy content or data from the Service by automated means without our written permission.
  • Interfere with the operation or security of the Service, or attempt to gain unauthorized access to it.
  • Use the Service to send spam or unsolicited communications.

7. Intellectual property

The Service and its content — including text, design, logos, graphics, software, and the compilation of listings — are owned by BlueHous or its licensors and are protected by intellectual-property laws. You may use the Service for personal, non-commercial purposes only. No rights are granted to you other than as expressly set out in these Terms.

8. Third-party services and links

The Service may contain links to, or integrate with, third-party websites and services (developers' sites, scheduling tools, maps, and others). We are not responsible for the content, policies, or practices of any third party. Your use of third-party services is at your own risk and subject to their terms.

9. Leads and communications

When you submit an enquiry about a property, project, or professional, you consent to us passing your contact details and message to the relevant developer or service provider so they can contact you. Marketing communications from BlueHous are sent only with your consent and can be stopped at any time. Our handling of personal data is described in our Privacy Policy.

10. Disclaimer of warranties

The Service is provided "as is" and "as available", without warranties of any kind, whether express or implied, including fitness for a particular purpose, accuracy, or uninterrupted availability. We do not warrant that the Service will be error-free or secure.

11. Limitation of liability

To the maximum extent permitted by law, BlueHous, its owners, employees, and partners shall not be liable for any indirect, incidental, consequential, or punitive damages, or for any loss of profits, data, or opportunity, arising from or related to your use of the Service — including any transaction or dispute between you and a developer or service provider. Nothing in these Terms limits liability that cannot be limited under applicable law.

12. Indemnification

You agree to indemnify and hold BlueHous harmless from any claim, demand, or expense (including reasonable legal fees) arising from your breach of these Terms or your misuse of the Service.

13. Changes to the Service or Terms

We may modify or discontinue any part of the Service at any time. We may also update these Terms from time to time; the updated version will be posted on this page with a revised date, and your continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

14. Governing law and jurisdiction

These Terms are governed by the laws of the State of Israel, without regard to conflict-of-law rules. Any dispute arising from these Terms or the Service shall be subject to the exclusive jurisdiction of the competent courts in Tel Aviv-Yafo, Israel. This does not derogate from mandatory consumer protections that apply to you under the law of your place of residence.
