The River

196 Kalyves is a wellness-led development of 58 residences on the Apokoronas coast of Chania, named for the 196 steps between its door and the sand. Exteriors are built in cool Cretan sandstone and interiors finished in veined Travertine ceramics, with floor-to-ceiling glazing that opens onto the Aegean on one side and the Lefka Ori mountains on the other. Residents share two infinity pools, a gym, a spa with sauna and cold plunge, and a yoga studio. The mix runs from studios through garden apartments with private outdoor space, starting at 50 sqm, up to penthouses of 52 to 130 sqm on the top of the three elevated buildings. Cretan Coast builds it with Alpha Omega, a Chania construction firm with more than twenty years in the region.

AP37 is a 16-unit building of serviced studios in Agios Dimitrios, a settled residential suburb on the southern side of Athens, fifteen minutes from the centre by metro and the same again to the Athenian Riviera coastline. The studios are fully furnished, automated and self-serviced, priced from 140,000 euro, which puts them below the Golden Visa threshold and squarely in the rental-yield bracket. Two ground floor maisonettes, a triplex and a duplex with private gardens, are the Golden Visa units in the building. Delivery September 2027, with instalments until handover. 3S Athens is Greca Group's newest launch, a 21-apartment building on 3is Septemvriou in the heart of the city centre, on one of the most recognisable squares in Athens and surrounded by five star hotels, restaurants and shopping streets. It was converted from commercial offices to residential, which is what keeps it inside the 250,000 euro Golden Visa threshold in central Athens. Apartments run from studios to two bedroom homes and a penthouse, all delivered furnished, six minutes on foot from the National Technical University and eleven from Syntagma and the Acropolis. Delivery November 2027, on a flexible instalment plan spread quarterly or bi-monthly over more than 24 months.
