Why presale?

Buying off-plan (presale) in Greece often means a lower entry price and a modern, energy-efficient build. It also means the process runs differently from buying a resale home.

The steps

  1. Choose a project: shortlist by area, budget and goal (investment vs. living).
  2. Get the full picture: floor plans, payment schedule, and the developer's track record.
  3. Appoint a lawyer: an independent Greek lawyer runs due diligence before you commit.
  4. Sign & pay in stages: presale payments are tied to construction milestones.
  5. Handover: final inspection, deed, and keys.

What it costs

Budget roughly 5%–9% on top of the price for transfer tax, notary, registration and legal fees. A licensed lawyer gives you the exact breakdown before you sign.
