Transfer tax vs. VAT
Most purchases carry a 3.09% property transfer tax. New builds can attract 24% VAT instead, but Greece has suspended VAT on qualifying new homes through the end of 2026, so most presale buyers currently pay the 3.09% tax.
Notary, registration & legal
- Notary: ~0.8%–1.5% of the property value.
- Registration: ~0.5%–0.7%.
- Lawyer: ~1%–2% for due diligence.
